Active – The property is available to be shown and sold now, check showing instructions and remarks field for showing and selling stipulations. 

ALS – Active/limited service –  The listing broker is offering limited marketing services and/or assistance to the Seller.  The co-Broker will typically need to deal directly with the seller. The listing office/broker is NOT providing one or more of the following services – arrangement of appointments, acceptance and presentation of offers, advise to the seller, and assistance to the seller.

ATB – Active U/C Take Back Ups – The seller has accepted an offer from a buyer, but not all contingencies have been met or satisfied.  Seller will accept back up offers in the event the first offer terminates.

EXP – Expired – The listing agreement has expired with the property remaining unsold.  

PDS - Pending /Hold Don't Show 

OMS  - Off Market Status - Listing is entered in the MLS but cannot be marketed for 14 days.  Listing will automatically move into ACTIVE status.

RFR – Right of 1st Refusal – A provision in an agreement that requires the owner of a property to give another party the first opportunity to purchase or lease the property before the owner offers the property for sale or lease to others.

RNT – The property is available for rent or leas.   

SAE – Sold after Expired – A sale that takes place after the property’s listing expiration date.

SBP – Sold before Processed – The property was sold prior to being put into the NMMLS.    

SCP -  Sold Co-op with MLS member – A listing that has been sold by a broker from another office that also belongs to the NMMLS.     

SLD – Sold in house – A property that has been sold by a broker within the Listing Office.   

SNM – Sold non-MLS member – A property that has been sold by a broker who does not belong to the NMMLS  

U/C – Under Contract – The sellers have accepted an offer from a buyer, but the sale has not yet been completed 

WDN – Withdrawn – The property has been removed from the NMMLS at the request of the seller and with the agreement of the listing broker.
